Position Summary:

Lease Coordinator (Broker), Development

We are seeking an energetic, analytical and self-driven individual to join our Development team in support of our Real Estate and Leasing teams in our growth needs.  As a Lease Coordinator, you will facilitate real estate transactions and help create value for Heartland, our supported Doctors and their teams as we provide best-in-class service, market expertise, and economics to our Lease Administration process.  This includes working with landlords, brokers, and our Support field from around the country to properly evaluate commercial properties and help maximize the real estate to Heartland Dental and our growing portfolio.  This unique role will be fast-paced, and require utmost dedication, organization skills and business acumen. 

With more than 1,000 dental offices supported across 38 states, over 10,000 team members and over 1,600 supported doctors in our support, Heartland Dental has a proven track record of growth and success. We’re looking for professional individuals who are open, positive and mentally flexible to join our network of support.

 

To give you an idea of the team structure, you will work alongside Real Estate Brokers, Landlords, Property Managers, Real Estate Managers, and Internal Analysts, reporting to the Leasing Manager.

Below is an overview of the duties and responsibilities associated with this role:

  • Determine the fair market value of the real estate for all offices under affiliated with Heartland Dental
  • Review and thoroughly examine existing lease documents to ensure market terms and long-term viability of the practice
  • Draft, negotiate and execute lease amendments or new leases for renewal purposes
  • Advocate for the long-term profitability and growth of our practice portfolio by implementing guard rails for market lease rates and favorable lease terms
  • Negotiate on Heartland Dental’s behalf to achieve favorable lease terms with landlords
  • Collaborate with our sister development company to provide solutions for Landlords wishing to sell their real estate or provide a more stable environment for our office and support team
  • Develop a fundamental knowledge of Heartland Dental’s corporate structure and financial performance in order to effectively communicate with prospective landlords to advocate for favorable lease terms
  • Partner with multiple internal departments to establish and maintain repeatable, scalable processes for renewal offices
  • Ensure reporting and key performance indicators are completed for all renewal offices
  • Develop a fundamental knowledge of Heartland Dental’s operations and processes through extensive cross training with multiple departments including Development, Affiliations, Accounting, Finance, and Operations.

 

Minimum Requirements:

  • Completion of one of the following: Bachelor’s degree in business management, Real Estate or related field or an associate degree with 3+ years of leasing or property management experience.
  • Practical working knowledge of Business concepts
  • Strong computer skills, including experience with Microsoft Word, Outlook Excel and PowerPoint.
  • Strong organizational skills, accuracy and attention to detail 
  • Ability to work well under pressure and prioritize multiple tasks
  • Strong and confident verbal and written communication skills
  • Ability to interact with co-workers in a collegial manner to accomplish common tasks
  • High level of maturity, personal initiative, and sound judgment

 

Desirable Qualifications:

  • Real estate experience
  • Brokerage Licenses
  • Experience reviewing leases and/or legal documents
